Sunbury house prices fall

HOUSE prices in Sunbury dropped 4.1 per cent last year, according to the Real Estate Institute of Victoria.

The figures, released on Saturday, show the average house price in Sunbury was $350,000 in the year to December last year compared with $365,000 during the previous year.

The average house price in Melbourne fell 5.2 per cent, from $580,000 to $550,000 in the same period.

The median house prices in Sunbury dropped 6 per cent in the quarter ended December - from $372,500 in the September quarter.

The figures also show that Sunbury is the 10th-most-affordable place in Melbourne.

Melton is the most affordable with an average house price of $280,000.

Sunbury's Dunlop Real Estate director, John Dunlop, said the degree of decline depended on the price range of houses.

"Houses at the lower end of the scale are staying the same, but houses in the middle and higher price range are falling. There's still a high demand for houses in the area."

The REIV figures show Sunbury had the fifth-highest turnover in the quarter ended December, with 80 house sales recorded.

"I think a lot of people are selling their houses and then repurchasing new houses in the area," Mr Dunlop said.
